Thailand operates over 20 visa categories across the Non-Immigrant, Long-Term Resident, SMART, Elite/Privilege and tourist routes, each with its own financial test, document set, 90-day reporting cycle and conversion path. Since 2024 alone the Revenue Department reinterpreted foreign-sourced income (Section 41(2)), Immigration launched the Thailand Digital Arrival Card (TDAC) replacing the TM6, the DTV opened then tightened in-country extensions, and the LTR added the dependent work-permit option. What is the TDAC and do I still need a TM6?

The Thailand Digital Arrival Card (TDAC) replaced the paper TM6 on 1 May 2025 for all foreign arrivals by air, land and sea. Complete it online at tdac.immigration.go.th within 72 hours of arrival — passport, flight, accommodation address. It is free; any site charging a fee is a scam. The TM30 (address registration filed by the property owner) is a separate, still-required document.

How does the 2024 foreign-sourced income rule affect visa holders?

If you spend 180+ days in a calendar year in Thailand you are a Thai tax resident. From 1 January 2024, foreign-sourced income (salary, dividends, rental income, pension) remitted to Thailand in the same year is taxable in Thailand at progressive rates (0–35%). Pre-2024 savings remain exempt with documentation. Double-tax treaties usually credit foreign tax paid. LTR-visa holders are statutorily exempt on foreign income. Most Retirement and Marriage visa holders living off pensions should file a PND.90 — see our Tax service.

Can I convert a tourist or visa-exempt entry into a long-stay visa without leaving Thailand?

Yes for many categories: TR → Non-O (Retirement or Marriage) is filed at Chonburi Immigration with 21 days remaining on the entry. TR → Non-B requires the employer's work permit pack and is filed at Chonburi too. DTV in-country conversions were tightened in 2024 — we now file DTV at the Thai embassy in Vientiane, Phnom Penh or HCMC for predictable approval. LTR is filed at the BOI One Stop in Bangkok regardless of where you started.

What is the minimum balance for the Retirement visa in 2026?

฿800,000 in a Thai bank account in your sole name, seasoned for 2 months before application and maintained at ฿800k for the first 3 months after, then never falling below ฿400k. Alternative: ฿65,000 monthly income proven by an embassy income affidavit (the US, UK, Australia and Canada have stopped issuing these — those nationalities must use the bank route or 12 months of foreign-bank credits). Combination: ฿800k/year (e.g. ฿40k/month + ฿320k seasoned).

How does 90-day reporting work and what happens if I miss it?

Every foreigner on a long-stay visa must report their address to Immigration every 90 days. Filing window: 15 days before to 7 days after the due date. Options: in person at Chonburi Immigration, by post, online (TM47 portal — only works if you have reported in person at least once), or via our office (฿1,500 inc. courier). Late filing fine: ฿2,000. Failure to report for 6+ months triggers visa revocation and overstay status.

What is overstay and what are the 2026 penalties?

Overstay fine: ฿500 per day, capped at ฿20,000. Self-surrender within 90 days: no entry ban. Caught at the airport / Immigration check: 1–10 year entry ban depending on overstay length (1 year for 90+ days, 3 years for 1+ year, 5 years for 3+ years, 10 years for 5+ years). Children under 18 are not fined. We handle voluntary surrender at Chonburi Immigration the same day.

Work NOT permitted: Tourist, DTV (remote work for overseas clients only), Retirement, Marriage (work permit can be added separately), ED, Elite/Privilege. Working without a work permit is a criminal offence: fine up to ฿100,000 and deportation.
